Background of Case Study
RPMG were appointed by a respected refurbishment, construction and maintenance company, to replace damaged cladding, flashings and downpipes at an industrial warehouse location in York. The project was a comprehensive roof refurbishment, external envelope repair, and maintenance programme undertaken with the help of a specialist safety net company to allow access and edge protection.
The primary objective was to restore and protect the building envelope while improving its long-term performance and appearance. RPMG were appointed due to our extensive knowledge of working at height solutions and subcontractors that specialise in cleaning and safety implementations.
Overall, the project sought to extend the service life of the building, improve its external appearance, ensure compliance with health and safety requirements, and provide a safe and durable roofing and cladding system for the future.
Why RPMG?
A key strength of this collaboration is both companies’ attention to detail and dedication to achieving the highest standards of workmanship on every project they undertake. Their approach focuses on quality, safety and collaboration, ensuring that projects are delivered not only to specification but also in a manner that exceeds client expectations. All these aligning views and standards make the partnership between the two companies a natural fit. Their collaborative approach helps ensure projects are delivered safely, efficiently and with minimal disruption to building occupants and surrounding operations
Scope of Works
The works began with the initial implementation of safety measures. These included scaffolding, edge protection, safety netting and MEWPs all to provide safe access for roof works. The cleaning of roof sheets, gutters, downpipes and external cladding was undertaken the get rid of existing dirt and prevent build up of vegetation. This cleaning was essential as it revealed the true extent of corrosion and damage that needed to be addressed.
The main body of works included re introducing roof lights, the repair of damaged cladding panels and flashings along with refurbishment and recoating of roof cappings, gutters and rainwater goods. Repair of cut-edge corrosion was done using Drisilane Repair System.
A major feature of the project was the management of work at height risks. Specialist safety netting, edge protection systems, fall-arrest equipment and controlled access arrangements were implemented to ensure a safe working environment. MEWPs, stair access towers and trained operatives were used throughout the project in accordance with industry standards and approved RAMS documentation.
Challenges Faced and Overcome
The project presented several operational and environmental challenges:

Working In An Occupied Environment
Meticulous planning and safety measures were implemented to ensure that everyone was kept safe when the work was taking place. These safety measures included segregation of work areas, traffic and pedestrian management, and minimising disruption to staff, contractors, and visitors.

Gutter and Roof Conditions
The true extent of deterioration, corrosion and blockages could only be assessed once cleaning operations had begun. This meant the project team had to remain flexible and be prepared to undertake additional repairs depending on what was discovered during the works.

Weather Exposure
High winds, rain and the heatwave posed challenges to the ability to work safely at height and could affect personal health. Monitoring of weather forecasts and the suspension of works during unsuitable conditions formed an important part of the project strategy.

Fragile Rooflights
The rooflights required fitting, while maintaining safe access across the roof. Temporary safety netting had to be installed beneath the rooflights, and operatives needed to work within carefully controlled access zones to prevent falls through fragile surfaces.
What were the outcomes?

Cleaner, Safer, More Presentable Facility
The external structure was restored to a high standard, improving both aesthetics and safety.

Minimal Disruptions to Others Operations
Sectioned off working environment, communication, and scheduling prevented disruption to daily activities.

Enhanced Asset Protection
Current building regulations were met. Use of specialist materials and techniques extended the lifespan of building fabric.

Improved Weatherproofing
The replacement rooflight, fully sealed details, and refurbished drainage systems improved the overall watertightness and performance of the roof envelope.

Safety and Compliance
The project was completed without safety incidents, ensuring the well-being of all involved in the live construction environment. A full RAMS report was completed, highlighting any potential risks, and it was adhered to at all times.
