Table of Contents

Background of the Case Study

RPMG was appointed by Galbraith, a leading property consultancy, to undertake urgent roof and gutter refurbishment works at The Care Shop in Trafford Park, Manchester.

The commercial property was experiencing issues, including water ingress, vegetation growth and cut edge corrosion, all of which posed serious risks to the tenant’s operations.

Following a competitive tender process, RPMG delivered a roof restoration with minimal disruption to the business, concluding with a 15-year guarantee on the work and a renewed commitment to ongoing maintenance.

“Excellent workmanship, high standards, and great communication. We’ve already brought them onto another job.”

About the Client

Galbraith is a multi-disciplinary property consultancy offering expert services across the full spectrum of land and property asset management. Tom, a Director within the Building Consultancy Division, led the project on behalf of The Care Shop, a tenant experiencing considerable issues with the building’s roof and drainage. As the client’s corporate property consultant, Galbraith was responsible for managing the schedule of works, tender process and execution of remedial works.

What challenges did we face and overcome?

The Care Shop was facing a number of critical issues with the roof and gutter systems of its Trafford Park premises.

Water Ingress:

Water was leaking into the building, with atmospheric build-up lichen and other vegetation beginning to grow on the roof surface

Nature of works:

The drainage system was significantly blocked, and there was visible cut edge corrosion and failure in roof fixings and isolated areas of coatings.

Short Lead Time:

These issues presented both operational and financial risks for the tenant, threatening stock damage and potential downtime.

Galbraith, acting as the client’s property consultant, needed to address the problem quickly and thoroughly. The goal was to restore full functionality of the roof and drainage system while ensuring that disruption to the tenant’s operations was kept to an absolute minimum.

The Solution

In response to the issues, Galbraith prepared a detailed project specification and issued a tender to select a contractor. RPMG stood out among the bids due to:

Highly Competitive Job Pricing

Clear and Responsive Communication

Detailed Job Understanding

In addition, RPMG’s approach to health and safety compliance and their ability to manage the project under CDM (Construction Design and Management) regulations gave Galbraith full confidence in their capability. RPMG’s collaborative attitude and client-first mindset were also key factors in the decision to award them the contract.

Project Execution

RPMG took on the role of principal contractor and commenced the works with a focus on safety, communication and minimal disruption. They first established secure site access and implemented the necessary health and safety measures. The roof was fully cleaned via jet-washing to expose the extent of the issues and allow further diagnostics, particularly around the drainage systems.

The project included the recommissioning of the roof safety system, corrosion treatment, encapsulation of roof fixings, and targeted repairs to areas where coatings had failed. Drainage repairs were carried out to ensure long-term functionality and prevent further ingress.

Communication was a standout strength throughout the project. RPMG created a dedicated SharePoint site for sharing photographic updates, progress reports and key documentation in real time. They also remained flexible in their working methods, adapting tasks and schedules to avoid any interference with the tenant’s daily operations. Their site team worked collaboratively with Galbraith and the client, adjusting their approach when needed to keep business running smoothly.

“RPMG were the most competitive in the tender and incredibly responsive throughout. Their breakdown was thorough, and they really understood the job.”

Outcomes and Benefits

The Project was delivered on time and to a high standard

The job resulted in a fully waterproofed roof and restored drainage systems

The Tenant's operations are now protected from environmental damage, with no futher reports of ingress or related issues

A 15-year warranty was issued upon completion, giving the client long-term peace of mind. The success of the project has also laid the foundation for improved asset management practices, with annual inspections and preventative maintenance now planned moving forward.

Looking Ahead

Following the success of this project, Galbraith has already engaged RPMG for a subsequent job. The Care Shop has benefited from a safer, more reliable building environment and now has a structured plan in place for future inspections and maintenance.

This project stands as a strong example of how effective collaboration, clear communication, and experienced project management can solve complex building challenges without compromising business continuity.
