Leading Logistics, Warehousing and Haulage Company PPM Gutter Clean

Background of Case Study
RPMG were appointed by a leading logistics, warehousing, and haulage company, to carry out planned preventative maintenance (PPM) gutter cleaning works across three of their operational sites, including their head office and warehouse facilities. The objective of the maintenance programme was to proactively assess and maintain the drainage systems, and to identify and address potential issues before they developed into costly repairs or operational disruptions.
Regular gutter maintenance helps to ensure effective rainwater management, protects the building fabric, and extends the lifespan of the roof drainage systems. The PPM works consisted of cleaning and clearing the gutters, and the inspection of all the gutters and drainage system to check their operation.

Scope of Works
The works were completed using specialist MEWP access equipment to safely reach the roof areas and gutter systems across all three sites. RPMG carried out the clearance and wash-down of eaves gutters, valley gutters, and canopy gutters, removing significant quantities of debris, organic matter, and waste that had accumulated over time. All debris was bagged and responsibly disposed of off-site.
In addition to cleaning the gutter systems, all gutter outlets, siphonic drainage components, and associated fittings were thoroughly inspected to ensure they were functioning correctly and free from defects, damage, or blockages. These inspections enabled the early identification of any potential maintenance requirements, helping to proactively address issues before they developed into more significant and costly problems.
As part of the project, RPMG also undertook assessments of the existing roof access and fall protection arrangements. During these inspections, limitations were identified with certain areas of the existing mansafe systems, while some sections of guttering were inaccessible due to a lack of suitable edge protection. Recommendations were subsequently provided and these improvements would help ensure safe access to all roof and gutter areas for future inspection, maintenance, and cleaning activities, supporting both long-term asset management and compliance with working-at-height safety requirements.
Challenges Faced and Overcome
The project presented several operational and environmental challenges:

Debris and Organic Matter
Large volumes of debris and organic matter had accumulated within the gutter systems across all three sites, creating potential blockages and restricting water flow. RPMG safely removed, bagged, and disposed of all debris, restoring the drainage systems to full functionality.

Working at Height in Live Occupied Enviroments
Working in busy operational logistics facilities required careful planning and the use of specialist MEWP access equipment to ensure the works could be completed safely without disrupting day-to-day site activities.

Restricted Access
Restricted access to certain gutter sections were identified due to limitations with the existing mansafe systems and the absence of suitable edge protection in some areas. RPMG carried out assessments and provided recommendations for system improvements to enable safe future access for inspection and maintenance.

Ensuring No Damage
During the cleaning process, it was essential that there was no damaged caused to the gutters or liner membranes. This required the use of appropriate hand tools, appropriate shovels, and specialist cleaning methods, allowing the gutters to be thoroughly cleared while protecting the roof drainage infrastructure.
Benefits of a PPM
Gutter Planned Preventative Maintenance visits (PPM) are an essential part of a building’s upkeep and longevity for the following reasons:

Reduced Risk of Blocked Gutters
Regular PPM visits will reduce the risk of blocked gutters and drainage failures, helping to ensure rainwater is effectively managed and preventing water ingress into the buildings.

Extended Gutter Lifespan
Through the regular removal of debris, organic matter, and other contaminants that can accelerate deterioration, regular cleaning means extended lifespan for the gutter and drainage systems

Early Identification of Defects
Early identification allows client to proactively address potential problems before they result in costly repairs or operational disruption.

Improved Building Protection
This PPM will reduce the likelihood of water damage to roofing systems, building fabric, stock, and internal operations.

Enhanced Health and Safety Compliance
By refurbishing the existing roof rather than replacing it, RPMG delivered the project efficiently while allowing the buildings to remain operational, minimising disruption to the businesses occupying the units.

Lower Long Term Maintenance Costs
Regular inspections and cleaning help prevent major repairs and emergency callouts caused by neglected drainage systems

Minimal Distruptions to Site Operations
The works were completed efficiently using specialist MEWP access equipment across all three operational facilities
