Background of Case Study
RPMG were appointed by a top nationally recognised refurbishment company to undertake a comprehensive programme of external cleaning and repair works at a major business park location in Manchester.
The works required handling a section of the industrial unit and included external cleaning and repairs to both the front elevation and the roof structure. Due to the scale of the project and the complexity of roof height access, RPMG were selected for our proven experience in safe, competent, and compliant working at height operations.
The job comprised of an external building clean, with the purpose to enhance the appearance and structural longevity of the façade, alongside targeted repairs to the external building fabric. This required the use of safe systems of work, supported through Scaffolding and Safety Netting, MEWPs, manual handling, jet washing, and use of approved specialist materials, and cleaning agents.
To ensure long‑lasting performance and professional‑grade finishes, the project incorporated the use of Giromax® specialist refurbishment systems, including:
- Giromax® Edgecoat – to treat and seal cut‑edge corrosion on metal cladding
- Giromax® Sealant – for durable, weather‑resistant sealing of external interfaces
These premium coatings were applied in accordance with best practice and manufacturer guidance, ensuring enhanced protection and extended lifespan of the building’s external fabric.

For this project, FCW’s objective was to restore and improve the external condition of the Trafford based facility, ensuring it remained visually presentable, safe, and compliant for both staff and customers.
Completed Works
RPMG’s scope of works included working primarily on the main and lower flat roof of the unit:
Main Roof – Cut Edge Corrosion Treatment (Giromax)
Cut‑edge corrosion on the metal trapezoidal roof was cleaned, prepared, and treated using the Giromax Edgecoat system to seal and protect exposed sheet edges, restoring weatherproofing and extending the roof’s lifespan.
Lower Flat Roof – Warm Roof Replacement (Lancastria Endura FR)
The failed flat‑roof covering was removed and replaced with a new warm‑roof build‑up, including insulation and the Lancastria Endura FR membrane system, installed to meet current building regulations and provide a long‑term waterproof solution
Front Elevation – Specialist cladding cleaning and sheet replacement.
The mechanically damaged cladding sheets required, new break press cladding sheets to match existing profile and colour. High level and low-level cladding were specially cleaned to restore and protect.
What challenges did we face and overcome?

Operating in a Live, Commercial Busy Industrial Park
The estate remained operational, requiring segregation of work areas, traffic and pedestrian management, and minimising disruption to staff, contractors, and visitors.

Nature of works:
The project, like all, required a high quality service to prevent any disruption to surrounding contractors.
We ensured meticulous planning so the works could be completed within the allocated time and above the clients standards.
Adverse Weather Risks
Rain, sleet, and wind, general winter weather could compromise working at height and daily operations, robust risk assessments were required throughout.

Hazardous Substances & Jet Washing
Approved cladding cleaners, mechanical fixings, and pressure‑washing equipment needed controlled use, appropriate PPE, and COSHH compliance.

Vehicular Movement in the Car Park & Service Yard
Managing moving vehicles in the working area required high‑visibility PPE, banksmen, and strict adherence to site rules.
Structural Preservation
Ensured we transformed all existing structures to their best status through this intensive clean.
Restoration on the roof meant improved safety, waterproofing, and greater energy efficiency.
Aesthetic Enhancement Professionals
Not only was the clean beneficial for the site kerb appeal, building aesthetics also improved as a result.
