Background of Case Study
RPMG Global Ltd were appointed by SDE, a respected property and refurbishment operator, to undertake a comprehensive programme of roofing and gutter repair works at a business park in Leeds. The building is situated within a busy commercial district, requiring careful planning, strict safety controls, and minimal disruption to surrounding businesses and public routes.
The project required complex roof‑level work, including the removal and reinstatement of slates, lead flashings, battens, and ridge tiles. Due to the height‑related risks, intricate detailing, and confined urban working conditions, RPMG were selected for their competence, proven safety performance, and specialist experience in roofing and height‑based refurbishment.

Completed Works
RPMG’s scope of works included working on the roof and chimney of the building:
Roof & Leadwork Repairs-
The roof works included the careful removal of slates from the rear of the windows and both sides, along with the removal of the top two to four ridge tiles above the windows as required. Any defective timber work around the box lights was repaired or renewed where necessary. The side sections were then re-slated using Code 4 lead soakers installed to every course. The lead apron was renewed using 450mm Code 5 lead, and a new cover flashing was installed to the newly fixed mop roll, positioned centrally to the windows. New side lead aprons in Code 4 lead were fitted and welded where required to ensure a watertight finish, after which the rear section was fully re-slated to complete the works.
Chimney Repairs-
Works were carried out on two chimneys and included the removal of abutment slates and the installation of Code 4 lead soakers. Both chimneys were re-flashed using 150mm stepped lead flashing, mechanically fixed with lead clips and sealed into the mortar joints to ensure a watertight finish. Slating works were completed with up to 25 slates renewed as included, with any additional slates required to be treated as a variation.
Challenges Faced and Overcome
The project presented several operational and environmental challenges:

Working at Height in a City-Centre Location
The building was surrounded by pedestrian routes and neighbouring businesses. Strict controls were required, including lifelines, safe access equipment, and exclusion zones.

Public Interference and Traffic
Park Square is a high traffic environment. Clear segregation, signage, public safe routes, and noise control measures were essential. A full independent scaffolding hoarding was erected to protect the public from debris throughout the duration of the works.

Adverse Weather Risks
Rain, sleet, and wind, general winter weather could compromise working at height and daily operations, robust risk assessments were required throughout.

Fragile Roof Areas & Structural Considerations
Due to the nature of the works and the repair work that needed to be done, roof surfaces, rooflights, and chimneys required inspection to ensure safe access..
What were the outcomes?
The roofing and gutter works delivered several key benefits for SDE and their client:

Restored Weather-Tightness
New lead flashings and reinstated slates significantly improved the building’s resilience against water ingress.

Improved Structural Integrity
Battens, ridges, and associated components were properly aligned, fixed, and secured, enhancing long term performance.

Safety for Occupants & Public
A new roof prevents water ingress and structural damage. It reduces the risk of slates and other materials falling off the roof, improves the buildings fire safety, and protects the internal living space by ensuring water doesn't create damp, mould or other harmful unhealthy working environments.

High Quality Workmanship
The building was restored using industry appropriate materials, ensuring durability and reducing future maintenance demands.

Zero Incidents or Safety Breaches
Due to comprehensive planning and safety controls, the project was delivered without any accidents or near miss events.
