Roof Refurbishment & Remedial Works in Bromford
Table of Contents
Background of Case Study
RPMG were appointed by one of our long-standing partners, to undertake a programme of roof refurbishment and external remedial works at the GSF Car Parts warehouse and office facility located at Bromford Central, Birmingham. The property is situated within a busy industrial estate adjacent to the M6 motorway and comprises a large industrial unit featuring a profiled metal roof system, GRP rooflights, external cladding, rainwater drainage infrastructure, and associated external fixtures.
As part of a wider dilapidations and asset improvement programme, RPMG were tasked with carrying out a series of refurbishment works designed to restore the building envelope, improve weatherproofing performance, and extend the operational lifespan of the property. The objective was to address deterioration caused by age, exposure to the elements, and general wear and tear, while ensuring the facility remained compliant, safe, and fit for future occupation.
Given the extensive work at height involved, the project was delivered under strict health and safety controls, including scaffold edge protection, safety netting, MEWP access, site inductions, and detailed risk assessments to ensure the safety of operatives and neighbouring businesses throughout the duration of the works.

Scope of Works
The works commenced with a thorough clean and inspection of the main roof covering, involving the removal of staining, biological growth, soiling, and accumulated debris. Existing rooflights and oversheeting were removed and replaced with new GRP rooflights, while gutters and rainwater systems were inspected, cleared and made fully operational. Additional works included cleaning and refurbishment of external cladding and parapet areas, localised coating repairs, recommissioning and certification of the mansafe system, refurbishment of the front canopy roof, and removal of the redundant rear canopy structure.
Further works included the replacement of brittle or missing fixings and cover caps, treatment of cut-edge corrosion to roof sheets, installation of new ridge fillers, inspection of roof penetrations, and localised coating repairs to protect the integrity of the roof system.
To ensure the works were completed safely, a full access system comprising scaffold edge protection, stair tower access, safety netting and MEWP equipment was installed, allowing the project team to carry out the refurbishment works while maintaining strict health and safety standards throughout.
Challenges Faced and Overcome
The project presented several operational and environmental challenges:

Working at Height Across a Large Roof Area
The project involved refurbishment works across approximately 1,225m² of roofing, including rooflight replacement, roof cleaning and corrosion treatment. To ensure safe access, RPMG implemented a full scaffold system with edge protection, stair tower access, safety netting and MEWP access, allowing works to be completed safely and efficiently.

Working Within an Active Industrial Estate
Located within a busy industrial environment adjacent to the M6 corridor, careful planning and site management were required to coordinate deliveries, access equipment and workforce movements while maintaining a safe working environment. Through detailed planning, clear communication and strict health and safety procedures, disruption was kept to a minimum throughout the project.

Drainage and Water Management Issues
Accumulated debris within the guttering system posed a risk to effective water discharge. RPMG cleared and inspected all gutters and downpipes, ensuring rainwater systems were fully operational and capable of performing as intended.

Nature of Works
The project, like all, required a high quality service to prevent any disruption to surrounding businesses. We ensured meticulous planning and a detailed RAMS report was carried out so the works could be completed within the allocated time, with high quality safety measures, and to a great standard
Outcomes & Benefits

Extended Roof Lifespan and Restored Integrity
Through specialist cleaning, corrosion treatment and the replacement of defective components, the overall service life of the roof system was significantly extended. The roof refurbishment works addressed key areas of deterioration, including ageing rooflights, damaged fixings and cut-edge corrosion.

Improved Natural Daylighting
The installation of new twin-skin GRP rooflights improved the quality of natural light within the warehouse space, creating a brighter working environment and enhancing the building’s appeal for future occupiers.

Safety for Occupants & Public
Roof refurbishments prevent water ingress and structural damage. It improves the buildings fire safety, and protects the internal living space by ensuring water doesn’t create damp, mould or other harmful unhealthy working environments.

Improved Weatherproofing
The new enhanced roof will to restore the weatherproof integrity of the building and protect the asset from future water ingress.

High Quality Workmanship
The building was restored using industry appropriate materials, ensuring durability and reducing future maintenance demands.
