Background of Case Study
RPMG were appointed by Galbraith, a respected Chartered Surveying and Estate Agency company to undertake a comprehensive roof refurbishment project at Duckburn Industrial Park, Dunblane. The development involved two large multi-occupant industrial warehouse units within a busy commercial environment, both of which required significant remedial works to address weathering, corrosion and ageing roof components.
The primary objective of the project was to restore the integrity and performance of the existing roof systems while extending their operational lifespan through a cost-effective refurbishment solution. This was by using treatment of cut-edge corrosion, the recoating of all roof sheets and ridge flashings and the refurbishment of valley. Along with other repairs that will be outlined later in this case study.
All works were carried out in strict accordance with DriSilane-approved installation standards, including the preparation and treatment of corroded areas, manufacturer-compliant rooflight installation, and the full sealing of all rooflight perimeters to ensure a watertight finish.
RPMG were selected due to their relationship with this company based on successful partnerships in the past.

Completed Works
The scope of works included the full repair and refurbishment of the existing roof systems, ensuring long-term protection and performance.
Roof Sheets & Ridge Flashing
Works comprised of the preparation and recoating of all roof sheets and ridge flashings using the DriSilane ReCote system. All DriSilane installation requirements were strictly adhered to, including the treatment of cut-edge corrosion at all sheet ends and mid-lap locations prior to coating application.
GRP Rooflights
As part of the refurbishment, existing GRP rooflights were upgraded by removing and replacing the outer weathering layer with new GRP rooflights matching the existing profile and specification. The new rooflights were installed in accordance with the manufacturer’s recommendations using red-capped fixings, with all edges fully sealed to ensure a watertight finish. A suitable rooflight manufacturer was proposed and approved prior to installation. The new rooflights will allow better natural light to flow into the building, improving the experience of the occupiers.
New Fascia and Gutter Systems
The valley gutter systems also underwent refurbishment works, including thorough surface preparation, treatment with a rust inhibitor, and application of the DriSilane Re-Trim coating system to enhance durability and corrosion resistance. New Pre-Coated Galvanised Steel, Facia, Trimline gutters and UPVC Rainwater Pipes, were installed improving building aesthetics and kerb appeal. These additions also ensured long-term performance, effective water management, and improved weather protection. Upon completion, the project was delivered with a 15-year DriSilane performance warranty, providing the client with a durable, sustainable roofing solution and long-term peace of mind.
Challenges Faced and Overcome
The project presented several operational and environmental challenges:

Working In An Occupied Environment
The refurbishment works were undertaken on two operational warehouse units within a busy industrial estate. Maintaining safe working practices whilst minimising disruption to tenants, visitors, deliveries, and day-to-day business operations required careful planning, segregation of work areas, and strict adherence to health and safety procedures.

Managing Roof Access and Safety
Given the nature of the works, safe access to the roof was a critical consideration. The project required the use of MEWPs, access towers, harnesses, lanyards, and edge protection systems to protect operatives working at height and around fragile rooflight areas. Weather conditions also had the potential to impact both safety and programme duration

Treating Existing Corrosion
The existing roof coverings had areas of cut-edge corrosion at sheet ends and mid-lap joints. Proper preparation and treatment of these areas was essential to ensure the DriSilane coating system achieved the required performance and longevity. Failure to address corrosion thoroughly could have compromised the effectiveness of the refurbishment solution

Gutter Condition and Water Management
The existing gutter systems required significant attention to ensure effective drainage and long-term protection of the buildings. Debris removal, preparation of existing surfaces, and refurbishment or replacement works had to be completed whilst preventing disruption to site operations and maintaining effective rainwater management throughout the project
What were the outcomes?
The roof refurbishment at Duckburn Industrial Park successfully restored the performance, weather resistance, and appearance of the two industrial warehouse units, providing the client with a cost-effective alternative to full roof replacement. The existing roof assets were retained and upgraded, significantly extending their service life while minimising disruption to building occupants throughout the project.

Extended Roof Lifespan
The refurbishment works prevented ongoing corrosion and deterioration, significantly extending the service life of the existing roof system without the expense of a full replacement.

Long-Term Asset Protection
The DriSilane coating systems provide durable protection against weathering, corrosion, and environmental exposure, reducing future maintenance requirements and lifecycle costs.

Improved Weatherproofing
The replacement rooflight skins, fully sealed details, and refurbished drainage systems improved the overall watertightness and performance of the roof envelope.

Enhanced Building Appearance
The newly coated roof sheets and flashings provided a clean, uniform finish, improving the visual appearance of the industrial units and helping to maintain the value of the property assets.

Reduced Operational Disruption
By refurbishing the existing roof rather than replacing it, RPMG delivered the project efficiently while allowing the buildings to remain operational, minimising disruption to the businesses occupying the units.
